Sarasota County Market Update for Single-Family Homes

Sarasota County’s single-family market strengthened in September 2026, with both sales and prices up from a year earlier. Closed sales rose 5.4% to 681 homes, and the median sale price climbed 7.8% to $485,000, a solid gain that points to healthy buyer demand. New pending sales, homes that went under contract during the month, dipped 2.8% to 619. That suggests closings could level off slightly in the coming months.

Supply tightened considerably. Active inventory fell 16% from a year earlier to 2,629 homes, even though sellers added 803 new listings, up 6.5%. More homes are coming onto the market, but buyers are absorbing them quickly enough that the number of homes for sale is shrinking. Lower inventory combined with rising prices tilts conditions somewhat in sellers’ favor compared with last year.

Cash buyers remained a major force. Cash sales made up 42.1% of closed sales, up from 40.4% a year earlier, so more than four in ten homes sold without financing. That reflects Sarasota’s appeal to retirees, second-home buyers and investors who are less sensitive to mortgage rates. Overall, the county showed rising sales, firmer prices and tighter supply in September. Its median price matched neighboring Manatee County’s $485,000, but Sarasota showed stronger momentum.
