Manatee County’s single-family market cooled slightly in sales activity in September 2026 while prices kept rising. Closed sales fell 3.9% from a year earlier to 636 homes. New pending sales, homes that went under contract during the month, dropped 3.6% to 559, which suggests closings may stay a bit below last year’s pace in the months ahead. Even so, the median sale price rose 3.2% year over year to $485,000, a sign that demand remains solid enough to support prices.

Supply trends were mixed. Sellers added 741 new listings, up 8.8% from September 2025, showing more homeowners are willing to put their homes on the market. Active inventory still slipped 1.7% to 2,610 homes, because new listings were offset by homes that sold or were taken off the market. With fewer homes for sale than a year ago and prices still rising, conditions remain steady rather than shifting clearly toward buyers or sellers.
Cash sales made up 28.3% of closed sales, down from 29.9% a year earlier. That small decline suggests a slightly larger share of buyers are financing their purchases. Overall, the market is fairly balanced and stable: there are somewhat fewer transactions than last year, but prices are holding firm and more new listings are coming onto the market.
