Sarasota County Single-Family Home Market Update

Sarasota County’s single-family home market posted solid gains across nearly every measure in July 2026. Closed sales edged up 2.9% year-over-year to 744 transactions, while new pending sales rose a more robust 6.6% to 724, pointing to healthy buyer demand and a solid pipeline of deals moving toward closing in the coming months. New listings also grew 9.6% to 789, indicating sellers remained active and willing to bring homes to market.

Pricing showed steadier upward movement here than in some neighboring markets, with the median sale price climbing 5.0% year-over-year to $493,500. At the same time, active inventory contracted sharply, falling 23% to 2,736 homes, a substantial supply pullback that, paired with rising prices and sales, suggests the market tightened noticeably compared to a year ago.

The most striking shift was in how buyers are financing their purchases: cash sales as a share of closed sales fell to 33.6%, down markedly from 37.8% a year ago. While cash buyers still account for roughly a third of all closed transactions, the decline suggests financed buyers are re-entering the market in greater numbers, likely aided by the combination of tightening supply and continued price appreciation drawing more traditional buyers back in.
