Manatee County’s single-family home market showed clear signs of strengthening demand in July 2026. Closed sales rose 11% year-over-year to 694 transactions, while new listings climbed 9.6% to 821, and new pending sales dipped only slightly (-2.0%) to 653, suggesting that both buyer activity and seller confidence picked up compared to the same month last year.

Pricing held essentially flat, with the median sale price at $495,000, up just 1.0% year-over-year, indicating a market that has largely stabilized after periods of sharper price movement. Meanwhile, active inventory fell 7.9% to 2,724 homes, a meaningful pullback in available supply that, combined with rising sales volume, points to inventory being absorbed somewhat faster than it’s being replenished.
One notable shift was in financing as cash sales dropped sharply as a share of closed sales, falling to 27.7% from 29.5% a year ago. This suggests a modest return toward traditional financed purchases, though cash buyers still represent well over a quarter of all closed transactions, a sign that all-cash demand remains a significant force in the local market even as its relative share recedes.
