Markets are generally considered in \u201cbalance\u201d when there is about six months of inventory for sale at the current pace of home sales. However, over 21% fewer luxury homes are selling each month than they were last year. You put those two facts together, and you have inventory increasing from 13.9 months of sales last year to 17.7 months of sales this year. It is significantly higher than the six months of inventory required to be in balance. However, almost 33% fewer luxury homes are selling each month than they were last year. You put those two facts together, and you have inventory increasing from 16.5 months of sales last year to a whopping 25.8 months of sales this year. It is also significantly higher than the six months of inventory required to be in balance.
