There were 646 closed sales, up just 0.8% from August 2025, or about five more homes. New pending sales rose 1.1% to 665. The median sale price fell 1.1% to $470,000, down from about $475,000 a year ago. Manatee County moved the other way: its median rose 5.9% to $495,000 in the same month. Cash purchases made up 37.3% of Sarasota&#8217;s closed sales, up from 36.3% a year earlier and well above Manatee&#8217;s 26.6%. That fits Sarasota&#8217;s larger share of retirees, second-home buyers and move-up buyers who bring equity from earlier homes. For financed buyers, it means they&#8217;ll more often be competing against cash offers.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The biggest change was inventory. Active listings fell 21% to 2,619 homes, from about 3,300 a year ago, even though new listings rose 3.5% to 762. When more homes are listed but total inventory still drops, listings are leaving the market faster, either by selling or by being withdrawn. At August&#8217;s sales pace, current inventory would last about four months. That&#8217;s a rough figure, since the official months-of-supply number uses a 12-month sales average, but it&#8217;s generally considered a balanced market. For buyers, flat to slightly lower prices leave some room to negotiate, but the shrinking inventory suggests that room could narrow if demand picks up.
