There were 687 closed sales, up 5.7% from August 2025. New pending sales, which show contracts signed during the month, rose 4.4% to 665. The median sale price reached $495,000, up 5.9% from a year ago, which puts last August&#8217;s median at about $467,000. Cash purchases made up 26.6% of closed sales, down from 28.5% a year earlier. More buyers are using financing, which could mean a shift toward primary-residence and first-time buyers. It also means fewer buyers can make the fast, low-contingency cash offers that often beat financed ones.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Supply is getting tighter. Active inventory fell 7.0% to 2,616 homes, and new listings dropped 3.7% to 735. More homes are selling while fewer come on the market. At August&#8217;s pace, current inventory would last a bit under four months, a rough figure since the official months-of-supply number uses a 12-month sales average. That&#8217;s generally considered balanced to slightly seller-leaning. For buyers, fewer choices and rising prices suggest less room to negotiate than a year ago. For sellers, conditions still look good.
