Active inventory fell 27% year-over-year to 2,870 homes, while new listings declined 6.5% to 753, meaning fewer sellers came to market even as buyer demand grew. New pending sales rose a modest 4.1% to 686, a more measured pace of growth than the closed-sales figure, but still a sign that the pipeline of upcoming transactions remains healthy.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Perhaps the most notable shift is on the financing side: cash sales jumped to 39.0% of all closed transactions, up from 35.8% a year ago. That&#8217;s a meaningfully higher share of cash buyers than what we&#8217;re seeing in Manatee County right now, and it points to continued strength among relocation buyers, retirees, and investors who aren&#8217;t relying on financing. Between shrinking inventory, fewer new listings, and a growing cash-buyer presence, Sarasota&#8217;s market is showing clear signs of tightening in sellers&#8217; favor as we move into summer.
