Closed sales totaled 704, up 4.8% year\u2011over\u2011year, while the median sale price rose to $492,500, an increase of 6.1% from a year earlier. Supply tightened compared with last year: active inventory fell to 2,929, down 9.9%, and new listings slipped to 957, down 2.2%.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Despite fewer new listings, new pending sales increased to 821, up 4.6%, signaling continued buyer interest and quicker absorption of available homes. Cash purchases made up a larger share of activity, with cash sales at 32.8% of closed deals, up from 29.9% a year ago. Overall, the data point to steady demand supporting higher prices amid a leaner supply.
