Sarasota County Single-Family Home Market Summary

In June 2025, Sarasota County’s single-family home market showed a mix of modest growth and slight cooling trends. Closed sales rose by 1.0% year-over-year to 699 homes, and new pending sales saw a notable increase of 12%, reaching 659. However, the median sale price declined by 8.1%, bringing it down to $455,000. This drop in prices may indicate a shift in buyer affordability or negotiating power.

Inventory levels continued to build, with active inventory growing 23% year-over-year to 3,955 homes, suggesting more options for buyers and longer market times for sellers. Overall, while prices softened, increased sales activity and rising inventory point to a market that’s becoming more balanced between buyers and sellers. Market Update for Single-Family Homes in Sarasota County

The movement we are seeing in the categories in the graphic below for Sarasota County appears to largely be an amplification of what we are seeing in Manatee. The market is even stronger on the lower end, and weaker on the upper end. Overall, this summer may be the best one we have had in years to purchase in Sarasota County. However, that doesn’t mean buyers are in the driver’s seat. It just means that sellers have to realize they don’t hold the cards that they used to hold. I believe that meaningful negotiations can produce very good outcomes on both sides. The infographic below from Florida Realtors contains more information.

Sarasota County Single-Family Home Market Update

Although Sarasota County transaction data is generally moving in the same way as Manatee, there is one significant difference. In Sarasota, the hotter part of the market is definitely down market. The year-on-year 8.8% reduction in median sale price in March drives that point home. I expect that to balance to more normal levels as we head into our slower season. It remains a good time for opportunistic buyers in Sarasota County. Buyers shouldn’t expect to have all of the leverage in negotiations, but there is definitely value to be had when compared to recent years. Sarasota County Single-Family Home Market Update

In February, Sarasota County saw more than double the number of new listings compared to closed home sales. Inventory levels continue to grow as we approach the tail end of our busy season. While pending sales exceeded closed sales in February, they were not enough to curb the expected increase in inventory. I anticipate that Sarasota County will experience a buyer’s market for the next few months. However, just because buyers have more leverage doesn’t mean they have all the control. Sarasota County Market Update for Single-Family Homes

Unlike Manatee County, Sarasota County’s market clearly favors buyers at this point. Unless we see a major uptick in sales over the next three months, there will be a significant amount of inventory left on the market heading into our slower season this summer. Cash buyers are still out there in a big way, so I am not sure pricing leverage is quite as high for typical buyers as they would like.
