Market Update for Single-Family Homes in Sarasota County

The movement we are seeing in the categories in the graphic below for Sarasota County appears to largely be an amplification of what we are seeing in Manatee. The market is even stronger on the lower end, and weaker on the upper end. Overall, this summer may be the best one we have had in years to purchase in Sarasota County. However, that doesn’t mean buyers are in the driver’s seat. It just means that sellers have to realize they don’t hold the cards that they used to hold. I believe that meaningful negotiations can produce very good outcomes on both sides. The infographic below from Florida Realtors contains more information.

FL Housing Market Slows, but No Crash in Sight

Florida’s real estate market for single-family homes and condominiums is experiencing a slowdown in sales and a dip in prices. However, this is not indicative of a market crash to date. The current conditions follow the post-COVID housing surge, which drove demand and prices sharply upward, pricing out many would-be buyers.

Sarasota County Single-Family Home Market Update

Single-family home activity in Sarasota County mirrored the activity in Manatee County more closely in April than I have seen in a long time. The year-on-year change in Sarasota County roughly matched Manatee County across the board. It looks like this summer will continue to be a solid time to buy in Sarasota County as buyers should have a bit more leverage than sellers as long as the current market conditions hold.
