While it was good to see new listings start to rise, the market remains very tight in Manatee. We still have a long way to go to get to a “normal” market. That said, market dynamics can change rapidly. See the chart below for the latest results.

What Inventory?
Zillow is reporting an extraordinarily low number of homes for sale on its platform (see chart below).
According to CoreLogic, Florida has shown the 2nd highest year on year home price appreciation amongst U.S. states. It trails only Arizona (28.3% vs 27.9%) based on the most recent data. See the graph below for the results by state.
The infographic below shows the latest results for single-family home sales in Sarasota County. Like Manatee, the current challenge that is the most difficult is the active inventory level (which is way too low).
