Single-Family Home Market Update for Manatee County

Manatee County’s single-family home market showed real momentum in June 2026, with closed sales jumping 26% year-over-year to 890 transactions. That surge in activity came alongside rising prices: the median sale price climbed 11% from a year ago to $490,000, suggesting buyers aren’t just active, they’re competing for homes and pushing values higher in the process.

Demand indicators point in the same direction. New pending sales rose 23% year-over-year to 716, a strong signal for closings in the months ahead, while new listings ticked up a modest 4.9% to 831. That combination, pending sales growing faster than new listings, helped push active inventory down 15% from a year ago, to 2,706 homes. Tighter supply paired with stronger demand is a classic recipe for a market that’s tilting back toward sellers after a period of more buyer leverage.

One more notable shift: cash sales made up just 25.2% of closed transactions, down sharply from 28.9% a year ago. That decline suggests more buyers are financing their purchases rather than paying cash, often a sign that traditional, mortgage-backed buyers are re-entering the market in greater numbers. Taken together, June’s numbers point to a Manatee County market that’s picking up pace, with fewer homes on the shelf, faster-moving pending sales, and prices continuing to climb.
